Home Showing Checklist by Brad Jordan

Use one copy per home you tour. Bring a pen, your phone for photos (ask before photographing), and this list.

• First impression: curb, roof line, driveway, sidewalks, and exterior condition

• Entry and main living areas: light, layout, flow, and ceiling/wall condition

• Kitchen: appliances, counters, cabinets, storage, and water pressure

• Bathrooms: fixtures, ventilation, water pressure, and signs of leaks

• Bedrooms: size, closet space, outlets, and window condition

• Basement / lower level: signs of water, musty smell, and finished vs. unfinished space

• Heating, cooling, and water heater: age and condition, if visible

• Windows and doors: open/close, locks, and drafts

• Garage, yard, and storage: parking, shed, fencing, and drainage away from the home

• Noise and light: traffic, neighbors, and natural light at different times of day

• Questions to ask: age of roof/HVAC, recent updates, HOA (if any), and what's included in the sale

• After the tour: rate the home 1-10 and write down the one thing you'd change

One last thing: if you find you can't take notes while you're going through a home, that may be a sign you're really into this property.
