Marketing Your Home

MULTIPLE LISTING SERVICE

Your home is immediately listed on the Multiple Listing Service which updates a daily catalog of homes for sale through its member brokers and an online computer network, available to its members, with photos and descriptions of all listed properties. We personally submit a photo and the descriptive elements of your home to ensure that you have the best possible representation on the MLS.

ON THE INTERNET

All of our property listings are online under Featured Listings on our website as well as on all local websites that subscribe to the Multiple Listing Service. Research from the National Association of Realtors indicates that more than 80% of home buyers now begin the buying process online. Our website includes the most advanced tools available, including Active Maps and automatic email notifications, to give buyers the most reason to keep coming back.

A Marketing Plan Built Around Your Home — Not a Template

No two homes sell the same way, so no two of my listings get the same marketing plan.

Before your home ever hits the market, I build a plan around what makes your property different: its condition and character, its price point, its neighborhood, and — most importantly — the buyer most likely to pay top dollar for it. Then every piece of the marketing serves that plan.

Your individual marketing plan considers:

  • Your home's strengths — what a buyer will fall for first, and how we show it: professional photography, drone where it helps, and a description written around the features that actually sell the home, not a generic listing sheet.
  • Your buyer — first-time buyer, move-up family, downsizer, investor, or relocating professional. The audience decides the message, the photos we lead with, and where the listing is pushed.
  • Your price position — priced to compete in your neighborhood's current market, with a strategy for offers, timing, and negotiation from day one.
  • Your exposure — MLS, this website, the major search portals, social media, and direct outreach to agents and buyers already looking in your area.
  • Your showings — private showings coordinated around your home and your schedule, with a professional flyer sent to the showing agent ahead of their showing, so they walk in already knowing what makes your home worth seeing.

The plan is yours to see before we launch. Nothing goes live until you've seen how your home will be presented and agreed to it.

That's the difference between listing a home and marketing one.
