• Deadlines: inspection period, appraisal, financing, and closing date

• What's included: appliances, fixtures, and any items staying or going

• Possession: when you get the keys after closing

• Proof of funds / pre-approval letter attached

• Plan for inspection results: what you'd ask to repair, credit, or accept (market conditions may vary and dictate what you can get)

• Backup plan: what happens if appraisal comes in below price
